General Description
A modern & practical 1-bedroom purpose built flat situated in the heart of Kingston-upon-Thames town centre. Very close to the well know "Falling Telephone Box" sculpture/installation ("Out of Order") and litterally just across the road from the Kingfisher sports & leisure centre - ideal for a quick swim in the morning before work, or perhaps an evening work-out in the gym! Also from this exceptional location you're less than a minutes walk from the Rotunda and not much further to the station either.

Within less than 5 minutes walk of this superb location can be found:

Kingston's huge & diverse range of excellent shopping & leisure facilities. A wide selection of restaurants and cafes.
The historic market place (still colourful and very much in use). The fantastic new "Rotunda" cinema complex.
The superb "Kingfisher" swimming pool, sports and leisure complex (just across the road). Kingston mainline railway station (Wimbledon 11 mins, Vauxhall 23 mins, Waterloo 29mins).
The central bus station with numerous local and longer distance connections. A good park (behind the Kingfisher centre) and of course the start of various attractive riverside walks.

Also, just across the road is the new Travel Lodge hotel - very handy if you have posh relatives who insist on visiting you for a few days! ;-)

An attractive feature of the property is its unusually large private balcony. The flat is double-glazed and has gas fired central heating.

Furniture & Equipment
The property is available part furnished. Part furniture includes all curtains and carpets, a bed, small dining table and chairs, an occasional/coffee table and a sofa. It may be possible to provide certain additional items of furniture if required - please ask. Several small items such as an iron and an electric kettle are also available. A fridge-freezer and washing machine are provided together with an electric oven and hob.

Parking
Residents parking is available by permit, which can be purchased monthly or quarterly.

Public transport
Kingston mainline railway station is just 2 - 3 minutes walk away. Surbiton station (with an impressive range of services and connections) is a little further away, but it's feasible to cycle there in 5 - 10 minutes. There are also ample bus routes in the immediate vicinity.

Kingston's renowned shopping streets, market place and abundant social and recreational facilities and amenities are all within very easy reach.
