Studio Room A large, stylish, modern and very comfortable studio room in excellent decorative order. Very light and airy having no less than two glazed doors and sets of large windows facing southwest onto two separate balconies, as well as a further window (in the kitchen area) facing north.

The room has charater as, amongst other details, the ceiling slopes along one edge into the roof-line (but squares-off over and around each balcony door).

A modern highquality "regular use" futton/sofabed is provided, along with other furniture which includes chairs, a coffee table and so forth.

Kitchen Area Included in the Studio Room is a convenient and practical Kitchen Area, comprising base & wall units, sink with mixer tap. gas hob & electric oven, fridge-freezer and washing machine. Frosted window to central "light well".

Also in this area is the high quality, high energy efficiency (and very quiet) gas-fired "combination" boiler (newly fitted in August 2001) which provides full central heating and hot water.

Balconies This studio apartment is most unusual in that it has two separate south-west facing balcony with views across the road to the Kingfisher leisure complex and park beyond. Both balconies are sufficiently roomy to allow in comfort for a small table and at least two fold out chairs. Both balconies have the great benefit of being enclosed by a low brick wall (with a couple of railings above) and so "feel" both private and secure.

One advantage of having two balconies is that you can use one for hanging out your washing whilst sitting and enjoying the view in comfort from the other!

(Although these balconies overlook a main road it tends to be relatively quite from late evening until early morning, and also of course you are high enough up not to be particularly bothered anyhow).
